A Naples beach lot sold for $870,000 in 1985. With a new house, it just sold for $69.4 million

A new house on an old piece of Gulf beach

Premier Sotheby's International Realty represented the seller in the $69.4 million sale of a newly built Gulf-front house in Naples on Oct. 13, county records and Business Observer show. The same piece of beach sold for $870,000 in 1985.

Why it matters: This Naples beachfront more than doubled in price in under five years once a new house went on it, by our arithmetic. The seller, a land trust, paid about $30 million for the property in January 2022, county records show. A buyer paid $69.4 million for the new house and land this October, county records show.

The house never went on the open market, Business Observer reports, and Compass represented the buyer, The Real Deal reports.

Four prices on one piece of beach

The county's sale records list four priced sales for this property:

- December 1985: $870,000. - February 2014: $11.2 million, to a company. - January 2022: $29.99 million, to a land trust, the 2026 seller. - October 2026: $69.36 million.

Business Observer and The Real Deal reported the deal at $71 million. The gap is the furniture: the buyer paid $1.6 million for furnishings on top of the real estate, The Real Deal reports. The house had been privately marketed at $75 million, The Real Deal and Hoodline report.

An older house of about 5,400 square feet on the site was torn down to make way for the new one, The Real Deal reports.

Big sales keep coming in Naples. In April 2025, three adjoining Port Royal properties covering about 15 acres, with 800 feet of Gulf frontage, sold for $225 million, the biggest residential deal in Florida history, Inman and Business Observer reported. This June, the buyer behind that deal added a nearby beachfront estate for $86 million, county records and Hoodline, citing The Real Deal, show. In September, another Naples house sold for $62.5 million, Business Observer reports.

The makers and the grounds

Stofft Cooney Architects, a Naples firm, designed the house, and Equinox Construction Group built it, The Real Deal and Business Observer report. Architectural Land Design did the landscape architecture. Construction finished this year, Business Observer reports.

The property has 150 feet of Gulf frontage. The house has more than 9,500 square feet of air-conditioned space, Business Observer reports. A heated pool and spa overlook the Gulf.

A private bridge crosses between two ponds on the grounds, The Real Deal reports, citing the Naples Daily News.
